After your initial consultation, we’ll deliver a comprehensive cost breakdown that includes estimated hard costs like permitting, grading, utilities and site-specific needs, along with any custom upgrades or additions you choose.
Our goal is simple: to give you clarity from the start, so there are no budget surprises down the road. You’ll know what to expect before construction begins, allowing you to move forward with confidence.

We begin with a personalized consultation to explore your goals, design ideas, and preferred budget. Whether you own land or are still searching, we’ll help evaluate location requirements, zoning, and feasibility
2. Design Options
Choose from one of three flexible design approaches:
Custom Plans with Our Design Team – We’ll collaborate with Draftsmen to create floor plans tailored to your needs and budget.
Use Your Existing Plans – Send us your completed plans, and we’ll give you a detailed, itemized quote.
Refine Your Current Plans – If your plans exceed your budget, we can offer value-engineering suggestions to help bring costs down without compromising design.
3. Construction Financing Support
If needed, we’ll connect you with trusted local construction lenders who can guide you through loan qualification, interest rates, and budgeting. We also assist with providing necessary documentation for pre-approval..
4. Lot Evaluation & Purchase
Once a property is selected, our team will visit the site to conduct a thorough feasibility review. We’ll assess grading needs, utilities, access, and septic/sewer readiness before drafting your final construction estimate.
